When the stock market tanked a few years ago, people started investing heavily in the real estate market here and it has driven the prices through the roof! For those on a budget there still is some affordable land available down south about 50 miles from Kailua. Then there's Kukio... In case you're wondering, Kukio is an exclusive housing development for the super rich. Its located north of the airport just a few miles on the makai side of the highway. If you don't have your own jet you probably don't have enough dough to even buy a lot there.
